IT ALL BEGAN IN MARCH 2013

 

As we have indicated in our post cards, and written about in our ads, our website (www.theKaufmans.com), blog (MargotandHal.blogspot.com) and Facebook, the real estate market in the areas we service [Lafayette, Moraga, Orinda] have all experienced substantial double digit increase in home values for the year.

Look back on our Facebook pages or follow our blog to see the figures by month. It all began in March 2013 when one of the homes we had just help renovate, received 22 offers in the first 7 days.

January up 2.27%

 it's TIME to get ready for spring.

 

February median price was up 5.92% from the same month a year previous.

We told you in February that we see the glass half full as the market began to show a slight increase in property values. It was a great time to get ready for spring 2013.

March median was up 15.82%

 

What's the scoop? Yep! The market was beginning to change as home prices began to rise once again.

 April median price was up 17%
In April we sent out a postcard stating we were experiencing a HOT MARKET.

Last year in October 2012 the average price per square foot for a home in Lamorinda was selling for $441. Today in October 2013 that average is $520 per square foot. That's a 15.2 % increase in home values over last year.

 

There were 54 single family detached homes that sold and were recorded in Lamorinda in October 2013.

31(57 %) of the homes sold above their asking price.

16(30%) of the homes sold below their asking price.

7 (13 %) of the homes sold at their asking price.

 

Lafayette had 23 sales of single-family homes the average days on market was 50. There was a 2 % increase in list price vs. sold price

Prices range from $719,900 to $5,700,000.

The average list price was $ 1,306,821.

The average sold price was $ 1,308,156. That's $536 a square foot

The median house listed for $ 925,000.

The median sold price was $ 1,030,000.

10(44%) homes sold above their list price

12(52%) of the homes in Lafayette sold below their list price.

1(4%)sold at list price.

 

Moraga had 11 single-family homes that sold in October 2013.

Average days on the market was 21.

There was a 5.4% increase in list price vs. sold price

Prices range from $729,000-$1,420,000

The average list price was $ 1,083,181.

The average sold price was $ 1,143,909 or $498 per square foot.

The median list price was. $ 1,060,000

The median sold price was $ 1,200,000.

8 homes(73%) sold above their list price.

1 listings (9 %) of the homes in Moraga sold below their list price.

2 (18%) of the homes in Moraga sold at their list price.

 

Orinda had 20 sales in October 2103 with an average days on the market of 24. There was a 3.4% increase in list price vs. sold price

Prices range from $659,000 - $3,500,000.

The average list price was $ 1,269,500.

The average sold price was $1,264,100 or $498 per square foot.

The median list price was $972,500.

The median sold price was $1,103,500.

13 properties (65%) sold above their list price.
